New Construction - Buyer Beware


One huge misconception some buyers have is that they can get a new construction home cheaper if they do not have an agent. This is absolutely WRONG. Builders do not decrease the price of their homes if they do not have to pay commission to a buyer’s agent. On the other hand, BUYERS DO NOT PAY THEIR AGENT’S COMMISSION so there is no reason for a buyer not to have an agent represent them when buying a home.

There are a lot of reasons to have an agent represent you when buying a new construction home. Builders usually have their own contract instead of using the Georgia Association of Realtors contract that is commonly used for the purchase of a home in Georgia. Every builder’s contract is different but, at Irwin Homes, our agents know the right questions to ask to walk our clients through the process. Also, there are many “hidden costs” and that most buyers would not think to ask about such as blinds, stairs off of the back deck, light fixtures, hose bibs, flood lights, carpet pad, and many more. Our agents will also be able to explain the process and guide you through the “materials and finishes” selection. This is when the buyer gets to have fun selecting how they would like for the exterior to look (paint, stone, brick, etc…) and how they would like for the interior to look (flooring, paint, cabinets, countertops, cabinet door hardware, etc…). Do not make the mistake of assuming that something is automatically included with the house.
